Understand that I will become responsible for your attorney fee because it is an incentive for you to hire me as your Realtor. The buying and selling of real estate can become extremely expensive and I decided to help out with these costs. Many Brokers buy gifts for their clients. I figure my clients would rather have one less expense during this process as opposed to a vacuum cleaner. Please tell me if I am wrong and I will rethink my strategies!
This does not mean I am representing you as your attorney, recall I cannot be both! I will simply take the legal responsibility of making payment to the attorney of your choosing for the invaluable service that they provide.

Conditions: (of course there are)

  1. I pay at closing your attorney's normal and customary fee ($500 maximum).

  2. I will pay for both of your buying and selling attorney fee provided I earn a commission to both buy and sell your real estate.

  3. You will be responsible for the attorney fee if the transaction does not close and your attorney still expects payment. (Many lawyers don’t charge if the transaction does not close).

  4. I cannot pay for your attorney fee if I am earning less than 2% on the purchase or the sale of your real estate unless the purchase price is greater than $300,000.

  5. I cannot pay for your attorney fee if the purchase price is less than $150,000.

  6. All of this is negotiable, call me and let’s talk business.
